Sleeps six across a California King, a Queen and a double sleeper sofa, with two and a half bathrooms so nobody queues in the morning.

How the house is laid out
Living space downstairs, sleeping upstairs. It sounds obvious, but it is the reason groups of six can share this house without getting in each other's way.
Main floor — kitchen, dining, living
Open plan, with a large island that ends up being where everyone stands. The kitchen is set up for people who actually cook: full-size appliances, real knives, enough pans to make dinner for six, and counter space to spread out. The living room has a gas fireplace and a 55-inch TV, and there is a half bath on this floor so guests are not sent upstairs.

Upstairs — both bedrooms and the den
All three sleeping spaces are on the second floor, well away from the kitchen and living room. The primary bedroom has a California King and its own private balcony; the second bedroom has a Queen. Two full bathrooms serve the floor, so nobody queues. The den works as a third sleeping space with a double pull-out sofa, and doubles as the office — sit-stand desk, external monitor, and a door you can close.

The courtyard — hot tub, stone fire pit, grill
A walled flagstone courtyard in cedar and stone — genuinely private, not a strip of lawn overlooked by neighbors. The hot tub runs year-round and is genuinely better in January than in July, especially after a day at Bogus Basin (Boise’s ski area, 35 minutes up the road) or on the foothills trails. The built-in gas fire pit lights instantly and is ringed by stone bench seating — no hauling wood, no smoke in your jacket — and there is a grill and more seating for warm Boise evenings, which run long from May through September.

A safety note. The hot tub is not behind a locked gate, so families with small children should plan accordingly. There are exterior security cameras covering the entry and driveway — none inside the house, and none pointed at the courtyard seating.
